4-Point Inspection Checklist: What Insurance Inspectors Need to Verify on Roof, Electrical, Plumbing, and HVAC

Keep roof language specific. "Fair condition" by itself is weak. State what you saw.
2. Electrical
The electrical section is usually where avoidable mistakes happen because the panel photos look fine until someone notices the details are missing.
Verify:
- Main panel brand and amperage
- Panel condition and visible corrosion or damage
- Breaker configuration and obvious double taps or other visible concerns
- Branch wiring type where observable
- Presence of subpanels if applicable
- Clear evidence of any known higher-risk components you observed
Photo set:
- Main panel exterior
- Panel interior with cover removed where safe and within scope
- Main breaker rating
- Any observed defect or notable condition
- Subpanel photos where present
Do not assume one panel shot is enough. If the carrier cannot identify the equipment from the photo set, your form is weaker than you think.
3. Plumbing
Plumbing on a 4-point is less about every fixture and more about risk-significant components and visible evidence.
Verify:
- Supply piping material where visible
- Drain/waste material where visible
- Active leaks or water-damage clues
- Water heater type, apparent age, and visible condition
- Shutoff accessibility or related notable limitations if relevant to the form

Report example

You are not helping yourself by writing "plumbing functional" with no material or age support.
4. HVAC
The HVAC section looks simple until the system age, equipment count, and operating status get muddy.
Verify:
- System type
- Number of systems serving the home
- Condenser and air-handler identification
- Apparent age from visible data plates where available
- Basic operating status within scope
- Visible condition issues such as corrosion, damaged disconnects, or missing insulation at key areas

- Any visible deficiency
If the home has more than one system, make sure the photos and notes make that clear. Ambiguity costs time later.
The Minimum Carrier-Ready Photo Package
Before leaving, verify you have:
- Roof views sufficient to support covering type and visible condition
- Panel photos clear enough to identify brand and interior condition
- Water heater data plate and representative plumbing-material photos
- HVAC data plates for each relevant unit
- Close-ups of every condition that influenced a "no," "deficient," or cautionary answer
The cleanest 4-point files are usually the ones reviewed in the driveway before departure, not after you get back to the office.

That pattern stays readable and avoids overexplaining.
