4-Point Inspection Report: Sample Language + Fast Field Workflow
A 4-point inspection report is not a “full home inspection.” It’s a targeted condition snapshot typically used for insurance underwriting.
Because it’s tied to coverage decisions, the most important thing you can do is be clear, consistent, and photo-backed.
This guide is a fast workflow you can run on-site, plus sample language you can reuse.

Requirements vary by insurer and region. Always follow the carrier form you’re filling out and your SOP.
The 4 Systems (What You Must Cover)
- Roof
- Electrical
- Plumbing
- HVAC
Your report should answer:
- What is installed?
- What is the condition?
- What are the defects?
- What is recommended?
Photo Set (High Signal, Low Noise)
Roof (4–8 photos)
- Roofline context
- Representative roof surface
- Flashing/penetration (at least one)
- Any visible damage
Electrical (4–8 photos)
- Panel cover closed + open
- Panel label/main breaker
- Any defects (double taps, corrosion, open knockouts)
- Representative GFCI/AFCI if relevant
Plumbing (4–8 photos)
- Water heater full + data plate
- TPR valve/discharge
- Under-sink plumbing (kitchen + one bath)
- Any leaks/corrosion
HVAC (4–8 photos)
- Air handler/furnace overview + data plate
- Condenser overview + data plate
- Filter location/condition
- Condensate drain routing
Fast Field Workflow (20–40 Minutes)
- Exterior roofline + drainage photos
- Electrical panel photos (open/closed/label)
- Water heater + TPR
- Under-sink plumbing
- HVAC equipment + plates
If something is unsafe/inaccessible, photograph the limitation.
Sample Language (Copy/Paste)
Scope statement
“This 4-point inspection is a limited evaluation of roof, electrical, plumbing, and HVAC systems for insurance purposes. It is not a full home inspection.”
Roof condition
“Roof covering observed: ____ . Inspection method: ____ . Condition: ____ . Defects: ____ . Recommend: ____.”
Electrical recommendation
“Electrical panel shows ____ (condition/defect). Recommend evaluation and correction by a licensed electrician.”
Plumbing leaks
“Leakage/corrosion observed at ____ . Recommend repair by a qualified plumber.”
HVAC operation limitation
“HVAC system operation was limited due to seasonal/ambient temperature conditions at time of inspection.”
