Crawl Space Inspection Checklist: Moisture, Vapor Barrier Failures, and What to Photograph Before You Crawl Out
Crawl spaces punish sloppy field notes.
You spot torn poly near the access hatch, staining on the rim joist twenty feet in, microbial-looking growth on the subfloor, and one disconnected flex duct at the far corner. Then you come back out and realize the only photo you took was the access door.
This checklist is for inspectors who want a repeatable crawl-space route: what to check first, what to photograph while you are still down there, and which conditions deserve stronger language in the report.

Do not enter a crawl space that appears unsafe because of standing water, exposed electrical hazards, aggressive animal activity, severe clearance limits, or unstable framing conditions. Document the limitation and recommend further evaluation when access is not safe.

- Damp soil, pooled water, or mud tracks

3. Foundation Walls, Piers, and Supports
Once moisture conditions are documented, move to the structure that is carrying the house.
Check:
- Cracks, displacement, or bowing at foundation walls
- Efflorescence or water staining
- Deteriorated mortar at block or masonry supports
- Leaning, undersized, or poorly bearing piers
- Shims, temporary repairs, or improvised support conditions
- Signs that drainage or movement may be affecting the crawl space
Not every crack deserves escalation. Movement clues, moisture clues, and support performance are what give the crack meaning.

If you probe wood, report what you actually observed. Do not drift into species-level decay claims you cannot support.

"Moisture-related staining and apparent deterioration were observed at floor framing near the north-side crawl-space perimeter. Additional evaluation and repair by a qualified contractor is recommended because prolonged moisture exposure can reduce the serviceability of wood framing components."
5. Insulation, Ducts, Plumbing, and Electrical
Mechanical systems in crawl spaces are easy to rush because there are so many small observations. Keep them grouped by function.
Insulation
Check:
- Missing, fallen, or compressed insulation
- Wet insulation or material in contact with soil
- Exposed floor cavities where insulation should be present
Ductwork
Check:
- Disconnected or torn flex duct
- Loose straps or severe sagging
- Crushed sections restricting airflow
- Condensation on duct surfaces
Plumbing
Check:
- Active leaks or mineral deposits
- Corroded or poorly supported piping

Check:

Put findings in this order:
- Unsafe access or major limitations
- Standing water or active moisture intrusion
- Structural support or framing deterioration
- Open electrical hazards or active plumbing leaks
- Duct and insulation deficiencies
- Maintenance or lower-priority notes last
Clients do not need every crawl-space note to carry equal weight. They need the report to show what matters most before the crawl-space details blur together.
