AppFolio vs DoorLoop

We checked who wrote the existing answers to this question. Nine of the top ten results come from a company selling property management software — either one of these two or a third hoping you pick neither. That is the reason this page exists.

Who wrote this, and what we sell

We make ReportWalk, an inspection app. We do not sell property management software and we are not an alternative to either product here. Neither company has any relationship with us. Our own tool appears once, at the bottom, and only for the inspection piece.

The short answer

AppFolio

Choose AppFolio if you are managing at scale and marketing performance matters. It is the established platform for larger portfolios and its listing distribution is why people move to it.

DoorLoop

Choose DoorLoop if you want modern software at a smaller portfolio size and you value shipping pace. It is the product taking customers from AppFolio rather than the other way round.

Neither publishes a free tier, and DoorLoop has no trial at all. Budget for a real evaluation period rather than assuming you can try before you commit.

Who actually switched, and why

Two documented switches, both the same direction, with no reverse flow found. Neither reviewer states a reason — Capterra recorded the direction only, and we are not filling that in.

Where they genuinely differ

Pricing and the absence of a trial

DoorLoop is $69 a month on Starter billed annually for up to ten units, $149 on Pro and $209 on Premium, with no free tier and no trial.

AppFolio's current pricing was not captured from its own page with a date during this research, so we are not quoting a figure. It carries minimums that make it unsuitable for small portfolios.

Inspections, since that is our corner

DoorLoop launched an AI Inspections feature on 2 February 2026, described as guided multi-photo capture with instant report generation. It is camera-based rather than spoken.

DoorLoop also describes itself as cloud-based software that updates when you are connected, and publishes no offline documentation. If your inspections happen in vacant units with the power off, test that before relying on it.

What each is honestly better at

AppFolio

Scale, and marketing that fills vacancies. For a portfolio where vacancy days are the expensive number, listing distribution is a revenue capability rather than a convenience, and it is the established answer for larger operators.

DoorLoop

Pace and fit at smaller sizes. It ships quickly, it rates extremely well across thousands of reviews, and it is priced to start at ten units rather than at a scale most independent landlords will never reach.

What we could not verify

  • Why either documented switcher moved.
  • AppFolio's current pricing and minimums.
  • DoorLoop's offline behaviour, which it does not document. That is an absence of a claim rather than a documented no.
  • Reddit was unreachable in every research session.

If neither fits — a third shape of tool

The inspection module is the thinnest part of every platform in this category, and switching platforms to improve it is an expensive fix. A separate inspection tool alongside whichever you keep is usually cheaper — ReportWalk is one, and it works with no signal, which is the case a cloud-based module handles worst.
