Buildium vs AppFolio
This is the only pair in property management where both companies publish a page defending themselves, which tells you the comparison is commercially live. It is also the pair with the most one-directional migration evidence we found anywhere.

We make ReportWalk, an inspection app. We are not a property management platform, we do not compete with either product here, and neither company has any relationship with us.
The short answer
Buildium
Choose Buildium if you are managing a smaller portfolio and want a lower entry point. It draws its customers from below — from Yardi Breeze and QuickBooks — which tells you where it fits comfortably.
AppFolio
Choose AppFolio if marketing and listing performance matter to your business. That is the reason one of the documented switchers gave, and it is not a feature you can bolt on later.
If the reason you are looking is that inspections inside your platform are weak, note that this is a common complaint about every product in this category and switching platforms is an expensive way to fix it.
Who actually switched, and why
Three switches, all the same direction, and no reverse flow found from AppFolio or DoorLoop back into Buildium. Buildium's own inbound comes from Yardi Breeze and QuickBooks — from below and adjacent, not from its named rivals. That asymmetry is the most useful thing on this page.

Where they genuinely differ
Where each one draws its customers from
This is more informative than a feature table. Buildium takes customers from spreadsheets, QuickBooks and Yardi Breeze. AppFolio takes them from Buildium.
That pattern describes a ladder rather than a rivalry: portfolios grow, and at some size the requirements change.
Marketing and listings
Drew S. named advertising as his main reason for moving, above cost. For a property manager whose vacancy days are the expensive number, listing distribution is a direct revenue question rather than a convenience.
Pricing
Neither vendor's current pricing was captured from its own page with a date during this research, so we are not quoting figures. Both publish; get the numbers from them and check the minimums.
What each is honestly better at
Buildium
Being the right size for a smaller portfolio. It is the product people move to when they outgrow spreadsheets, and being good at that transition is a real speciality that the bigger platform is not optimised for.
AppFolio
Marketing, listing distribution and the scale that follows. The one documented switcher who explained himself named exactly that, and it is the capability a growing portfolio starts to need.
What we could not verify
- Current pricing for either product.
- Whether Buildium's advertising capability has changed since Drew S.'s 2019 review. Six years is a long time and we found no more recent complaint on the same point.

- Reddit was unreachable in every research session.
If neither fits — a third shape of tool
Inspections inside property management platforms are consistently the thinnest module they ship, and switching platform to fix that is expensive. A separate inspection tool alongside whichever you keep is usually cheaper — ReportWalk is one, producing a client-ready PDF on site with no platform to adopt.
