DoorLoop
Choose DoorLoop if you want newer software and a company that is visibly competing for your business. It rates extremely highly across a large review base and it ships quickly.
Neither offers a free tier, and DoorLoop offers no trial. Whichever you choose, the evaluation has to happen before you pay rather than during.
Who actually switched, and why
One documented switch, from 2020, with no reverse flow found. More interesting is where Buildium's own inbound comes from: Yardi Breeze and QuickBooks — from below and adjacent, never from its named rivals. Buildium wins from the tier beneath it and loses to the tier above.

What each is honestly better at
Buildium
Being the first real system a growing landlord adopts. Its inbound migration comes from spreadsheets, QuickBooks and Yardi Breeze, which means it is good at the hardest transition in this market — the one from no system at all.
DoorLoop
Recency and responsiveness. It ships fast, it rates 4.8 across thousands of ratings, and it is actively competing rather than defending. For a manager who wants to feel like a priority, that difference is real.

If neither fits — a third shape of tool
If inspections are why you are shopping, note that DoorLoop's inspection feature is camera-based and launched in February 2026, and that no platform in this category treats inspections as a first-class product. A separate tool is usually the cheaper fix — ReportWalk is one, and it works offline.
