DoorLoop has no free tier and no trial. Rent Manager does not publish pricing. Either way, the evaluation happens in a sales conversation rather than on a credit card.
Who actually switched, and why
Three departures, two of them within a week of each other in 2023, none stating a reason. No reverse flow found. As with every migration count here, these come from a structured field that appears on a minority of reviews.

Customisation versus setup speed
Rent Manager's reputation is for being shapeable — a platform you configure to your operation rather than one you adopt as-is.
DoorLoop's is the reverse: quick to start, opinionated about how things work. Neither is wrong; they suit different operators and different tolerance for setup work.
Pricing
DoorLoop is $69 a month on Starter billed annually for up to ten units, $149 on Pro and $209 on Premium. No free tier, no trial.
Rent Manager does not publish comparable pricing, so that stays contact sales.
What each is honestly better at
Rent Manager
Fitting an operation that does not fit anything else. Deep customisation and a long integration history are what keep people on it for decades, and that is a genuine moat rather than inertia.
DoorLoop
Starting quickly and being actively developed. It ships fast, rates 4.8 across thousands of ratings, and is visibly competing — which for a customer usually means being treated as a priority.

- Reddit was unreachable in every research session.
If neither fits — a third shape of tool
Inspections are the weakest module in every product in this category. DoorLoop's is camera-based and launched February 2026; Rent Manager's we could not assess. A separate inspection tool is usually cheaper than switching platform, and ReportWalk works with no signal.
