zInspector is the closest thing on this site to what we build — a property inspection app that says you can walk a unit, talk, and have the report written. That makes this page harder to write honestly than most, so here is the uncomfortable part first: on the headline claim, they say what we say.
Why people are looking
The iOS app has not shipped in over a year
Android shipped on 3 September 2026. iOS has not shipped since 27 July 2025. Both stores carry good scores — 4.9 from 794 ratings on iOS, 4.8 from 267 on Android — so this is not a product people dislike. It is a product whose iPhone users have been waiting fourteen months while the Android build moves.
If you are on an iPhone and something in the app annoys you today, the release history is the honest guide to how soon that changes.
The offline claim and the AI claim do not sit on the same page
The homepage says reports generate “even when you are completely offline”. The zAssistant page — the feature that does the transcription and writes the report — makes no offline claim at all.
Those two statements can both be true if transcription runs on the device. They can also both be true if “offline” covers capture and the report is written when you reconnect. The vendor has not said which, and we are not going to guess on their behalf.
There is a fifteen-day trial. Put a phone in airplane mode, run a unit, and see what comes out. That settles it in twenty minutes, and it is worth doing before you commit either way — including against us.
Pricing you cannot read without filling in a calculator
The only figures the vendor states plainly are a free plan under five units and a fifteen-day trial. The tier table sits behind a calculator that the site blocks search engines from reading.
You will find “$22 per user per month” quoted on directory sites. That is a third party's number, not zInspector's, and we are not going to repeat it as though it were a price. Ask them.
Small, specific friction in the app itself
The one dated complaint in the window is narrow and mechanical: adding or removing an area appears to require restarting the app, and the change may not stick. It is quoted in full below.
It is one review. We are not going to build a case out of it — but it is the sort of thing that matters if your job is fifty units in a day.
The other side of it
What zInspector does that we do not
Six native property-management integrations. If your inspections have to land back in the system that holds the lease, that is not a feature you can talk your way around, and we do not have it.
It also handles multi-language capture — the vendor says you can inspect in any language and get an English report out. For a portfolio with a mixed workforce that is a real operational answer, not marketing.
And the free tier under five units is a genuine place to start, not a trial.
If you manage units inside a PM system and need the inspection to flow back into it, zInspector is built for the job you are actually doing. This page is not going to pretend otherwise.

Research note — not a user review
This is the only page on this site where the incumbent claims, in its own words, the thing we claim. We found one dated complaint in the eighteen-month window and no others, and we are not going to manufacture a second to make the page feel more balanced. What the record actually shows is a well-rated app with a stalled iOS release and an unresolved question about where its transcription runs.

Where ReportWalk fits
We are narrower than zInspector on purpose. There is no portfolio, no PM integration and no unit ledger — there is one person, one property, and a document at the end of it.
Photographs carry GPS, time and the weather at that moment. The voice note becomes written findings. A branded PDF and a shareable link are finished on site.
On the offline question specifically, here is ours stated so you can hold us to it: photographs, voice and answers are written to the phone's own database before anything is sent to a server, so the app opens and runs with the radio off.
Where we lose
If your inspections have to post back into AppFolio, Rent Manager or Buildium, zInspector has six native integrations and we have none. That is a real reason to choose them over us, and no amount of writing changes it.

Does zInspector really work offline?
The vendor's homepage says reports generate “even when you are completely offline”. Its zAssistant page, which covers the transcription and report writing, makes no offline claim. Those are the two published facts. Whether the transcription itself runs on the device is not documented either way, and there is a fifteen-day trial — running one inspection in airplane mode answers it definitively.
How much does zInspector cost?
The vendor publishes a free plan for under five units and a fifteen-day trial. The paid tier table sits behind a calculator that is blocked from search indexing, so there is no published per-seat price we can quote. Figures circulating on directory sites are third-party and we have not verified them.
Is zInspector still being developed?
Yes, though unevenly. The Android app shipped on 3 September 2026. The iOS app has not been updated since 27 July 2025. Both carry high store ratings.
What is the closest alternative for a single property manager?
It depends on what the report is for. RentCheck is free under ten units and built around tenants inspecting their own unit. myInspections is free for eight inspections a year and is the most actively maintained product we looked at. ReportWalk is the one to look at if the output has to be a client-ready PDF finished on site.
