We will be direct about this one, because it would be easy not to be: HappyCo has the strongest offline implementation of any product we researched, and offline is our own headline claim. The reason to look elsewhere is the 500-unit minimum, not the software.
Why people are looking
500 units, minimum
Pricing is per unit per month with a five-hundred-unit floor. If you manage fewer than that, the conversation ends before the demo.
That is the single reason this page exists. It is a scoping decision by a company that knows who it serves, not a failing.
No published pricing at all
Per-unit rates are not published, so even above the minimum you cannot model the cost without a sales conversation. Third-party figures exist and disagree; we are not printing them.

We are including this because leaving it out would be the dishonest move. If voice capture is why you are shopping, HappyCo has it, from a company with more field-inspection scale than anyone else on this site.
Almost nothing to complain about
Exactly one in-window complaint exists, from June 2026, and it is mild: sometimes it does not update quickly. The vivid negative reviews are all from 2023 and 2024 and we are not going to dress those up as current.
The other side of it
Do not claim an offline edge here — we will not
HappyCo documents complete offline inspections with a sync-everything-before-you-go workflow, and it is the best-documented offline story in this entire category.
It also does something structurally different from a report tool: inspections across thousands of units, rolling up into portfolio views and capital planning.
If you are over five hundred units and offline matters, this is the product. We would rather tell you that than win a click.
