Buildium alternatives
and the inspection-only option

Most people searching this term want a different property management platform. A meaningful minority want something much smaller than that, and nobody tells them so: if inspections are the only part of Buildium you actually use, you are paying for an accounting system to get a checklist.
Why people are looking
Price rises, reported by customers rather than announced
A December 2025 manager describes six price increases in two and a half years alongside wait times over fifty minutes. A March 2026 owner describes prices rising a lot since the company was sold, and no longer being able to make a call for help.
Both figures are reviewer-reported. RealPage has not published a schedule of increases, and we are not going to assert one. What is consistent across independent accounts is the direction and the removal of phone support.
The inspection app is somebody else's, and it costs extra
Offline inspection in Buildium works — through Inspections by HappyCo, a paid add-on at $40 to $95 a month on the Essential plan.
So the offline capability you may have been counting is real, but it is a second product, a second vendor and a second line on the bill. Worth knowing before you compare Buildium's offline story against anything else on this page.
A payment failure, reported in detail
A September 2026 Trustpilot reviewer describes a $1,162 tenant payment that never reached their bank account, four support tickets, and no resolution in over three months.
That is one account. It is recent, specific and about the function a property management platform exists to perform.
Per-door pricing means the headline is not the number
The published entry is from $62 a month, priced per door. Third-party estimates put a hundred-door portfolio nearer $347 a month — an estimate, not a vendor figure, and we are labelling it as one.
Either way, the shape is the point: your bill grows with the portfolio, which is fine when the portfolio is growing and painful when it is not.
The other side of it
What Buildium does that an inspection tool cannot touch
Full double-entry trust accounting, rent collection and tenant screening. That is regulated, consequential infrastructure, and it is not something you replace with a documentation app.
If you manage other people's money, the accounting is the product and everything else is a feature.
