Matterport produces something no other tool on this site does: a space a client can walk through months later. The three reasons people leave are the acquisition, the price rise that followed it, and the realisation that the tours stop existing if you stop paying.
Why people are looking
CoStar bought it, then prices rose
CoStar completed the acquisition on 28 February 2025. A price increase took effect on 20 May and 24 June 2025.
Those two facts sitting three months apart is what most reviewers are reacting to, and a July 2026 VP of operations at a small business connects them directly — calling the platform worse for the acquisition.
The hosting fee is the product
A December 2025 photographer describes the mandatory ongoing monthly hosting fee required to keep tours active, and a closed ecosystem that restricts flexibility.
This is the structural thing to understand before you build a business on it. You are not producing an asset you own outright and hand over. You are producing a hosted experience that continues to exist for as long as somebody pays. That is a legitimate model and it is also a recurring liability against every job you have ever delivered.
Billing and support failures, reported repeatedly
A July 2025 small-business owner describes AI-generated floor plans with glaring inaccuracies, a billing system that attempted to charge their card over 200 times, and customer service that was nearly impossible to reach.
That is one account and it is a severe one. We are reproducing it with its date and source rather than summarising it, because a claim that specific should be read in the reviewer's own words.
Capture works offline. Nothing else does.
The camera runs its own Wi-Fi network with no internet path, so capture in a property with no signal is fine. Processing and viewing are entirely cloud-side, and there is no current vendor documentation about the rest.
The other side of it
What genuinely has no substitute here
A navigable, dimensionally accurate 3D twin a client can walk through from anywhere, months after the visit. For listings, for facilities records, for insurance baselines, that is a category of its own.
The free tier for a single space is also a real way to try it.

- Paying for Pro does not remove the credit system — output is still metered on top of the subscription.
