magicplan is the most-used tool on this page by a distance. Most people searching for an alternative are not unhappy with the floor plans — they are working out what the new pricing costs them in a busy month.
Why people are looking
Pay-per-project, with a $40 overage
Two projects are free. After that the model is per project, at roughly $13 a month plus $40 for each project beyond your allowance.
The arithmetic flips at volume. A quiet month is cheap. A month with eight jobs is not, and the overage is where people notice.
One honest caveat: the vendor's pricing table did not render when we checked, and the figures circulating elsewhere are Apple in-app purchase prices under legacy plan names that may not match the current model. Confirm the current numbers with magicplan before you decide anything on them.
Legacy per-seat plans still exist alongside the new model
Which means two people can be paying for the same product in structurally different ways, and the comparison you read online may describe a plan you cannot buy.
Offline is genuinely unverified
We checked three sources and all three are silent. LiDAR capture runs on the device, so offline capture is plausible — but nobody, including magicplan, has written it down.
We will not turn a plausible guess into a bullet point. If you scan in basements, test it on a trial in airplane mode.
A floor plan is not a report
This is the structural point rather than a criticism. magicplan produces a scaled, editable plan with area takeoffs. If what your client pays for is a document with findings, photographs and a conclusion, the plan is one page of it.

What nothing else here replaces
A phone camera and LiDAR turned into a scaled, editable floor plan with usable area takeoffs, in the time it takes to walk the rooms.
For estimators, restoration contractors and adjusters, that measurement is the billable output. None of the reporting tools below produce it.
If measurement is the job, treat everything here as something you would run alongside magicplan rather than instead of it.

Research note — not a user review
We found no dated negative review of magicplan inside our eighteen-month window worth quoting, and its pricing page did not render when we checked.
That is not a clean bill of health, and it is not a complaint either. It means the honest thing we can tell you is about the pricing model, which is verifiable, rather than about user sentiment, which here is not.

- Watch out for
- Paying for Pro does not remove the credit system — output is still metered on top of the subscription.

- CoStar acquired it on 28 February 2025 and prices rose that May and June. Tours stop working if you stop paying the hosting fee.

- It is a photo system, not a report writer. The Marketing Suite was unbundled at $79–99/mo on top.
