CubiCasa alternatives
and one unresolved question

owned by Clear Capital since 2021

CubiCasa turns a four-minute walkthrough into an appraisal-grade floor plan, which is a genuinely impressive trick. Two things send people looking: nobody can agree what it costs, and there is an unresolved question about whether it works without signal.

Why people are looking

The offline question nobody has settled

The vendor's own workflow says scans save locally and upload later, which would mean offline capture works.

A January 2026 reviewer — a photographer, so somebody doing this for a living — reports arriving somewhere with no cell service and finding the app would not open at all.

Those two things cannot both be true in every case. We are not going to resolve it by picking the one that suits us. If you scan rural or basement properties, this is the single thing to test on a trial before committing.

Published prices contradict each other

The first plan is free. After that, sources put the per-scan price anywhere from about $9.99 as a one-off to roughly $23 to $30. The vendor's pages render no figures at all.

That spread is too wide to plan a business on. Get a current number in writing before you model it.

The tool is becoming a marketplace

A photographer marketplace launched in November 2025, turning what was a tool you buy into a two-sided market you participate in.

For some photographers that is an opportunity. For others it is their supplier moving into their market. Worth knowing which you think it is.

The other side of it

What the four-minute walkthrough actually produces

An ANSI Z765-compliant measured floor plan, accepted for appraisal work, from a phone walkthrough with no specialist hardware.

Per-scan pricing with no seat fee also means a quiet month costs nothing, which is the right shape for freelance work.

Nothing on this page produces an appraisal-grade measured plan as quickly. If that is the deliverable, everything below is a partial answer.

What users actually wrote

Verbatim, with reviewer, source and date

when there was no cell service, and the app wouldn't load. I couldn't open the app
Photographer, Media Production · G2 · 27 January 2026

This contradicts the vendor's documented offline-capture workflow. We are publishing both positions rather than choosing between them — verify it yourself before relying on either.

The alternatives

Every price below is the published list price for a single user at the time of writing. Where offline behaviour is undocumented by the vendor, it says so rather than guessing.

magicplan

Undocumented

2 free projects

then roughly $13/mo pay-per-project, $40 per project over

Best for
Turning a phone camera and LiDAR into a scaled, editable floor plan with area takeoffs.
Offline
Undocumented. LiDAR capture happens on the device, so offline capture is plausible, but no vendor source confirms it.
Watch out for
The $40 per-project overage is the cost that surprises people, and legacy per-seat plans still exist alongside the new model.

Matterport

Needs a connection

Free for 1 space

paid tiers published inconsistently · the Pro camera is capex

Best for
A navigable, dimensionally accurate 3D twin a client can walk through months after the visit.
Offline
Capture only. The camera runs its own Wi-Fi with no internet path, but processing and viewing are entirely cloud-side and no current vendor documentation exists.
Watch out for
CoStar acquired it on 28 February 2025 and prices rose that May and June. Tours stop working if you stop paying the hosting fee.

RoomSketcher

Undocumented

Free

2 credits · Pro $144/yr, and credits still gate output

Best for
Print-to-scale 2D and 3D floor plans and photoreal renders, for agents and interior designers.
Offline
Undocumented, and probably not. The messaging is cloud-storage throughout, and the only offline help article is about troubleshooting errors.
Watch out for
Paying for Pro does not remove the credit system — output is still metered on top of the subscription.

3 free projects

then $59–139 per property · Pro $999/yr

Best for
Walk-around photos turned into an accurate 3D model with material takeoffs and a priced estimate.
Offline
Cloud-bound by architecture — the photogrammetry runs on their servers. No vendor statement exists either way.
Watch out for
Per-property pricing means a slow month is cheap and a busy month is not.

Best for
One person who needs the report finished before they leave the site.
Offline
Photos, voice notes and answers are written to the phone first and sync when signal returns. A whole inspection can run in a basement with no bars.
Watch out for
iPhone only, and it is deliberately not a business platform — no scheduling, no invoicing, no CRM.

Disclosure — this is our site

Where ReportWalk fits

Next to it, not instead of it. If your output is a plan, we do not make plans. If your output is a plan inside a report — a condition survey, a handover pack, an inventory — the report half is ours.

On the offline question specifically, ours is not ambiguous: photographs, voice and answers write to the phone's own database before anything touches a server, so the app opens and works with the radio off.

Where we lose

No floor plans, no measurement, no ANSI compliance. For appraisal work, CubiCasa does something we do not attempt.

Questions

How much does CubiCasa cost per scan?

The first plan is free. Beyond that, published figures disagree — sources range from about $9.99 to roughly $23–30 per scan, and the vendor's own pages render no prices. Ask for a current figure in writing.

Does CubiCasa work offline?

Unresolved. The vendor's workflow says scans save locally and upload later. A January 2026 G2 reviewer reports the app would not open at all without cell service. Test it on a trial in airplane mode before you rely on it.

What is the best CubiCasa alternative?

magicplan for scaled plans with area takeoffs, priced per project. RoomSketcher for print-to-scale 2D and 3D plans, though credits still meter output on paid plans. Matterport for a navigable 3D twin rather than a measured plan.

Who owns CubiCasa?

Clear Capital, which acquired it in 2021.

How this page was made

Prices come from vendor pricing pages, offline behaviour from vendor help documentation, and quotes from G2, Capterra, TrustRadius, GetApp and the App Store, each carrying its reviewer, source and date. Where a claim comes from a customer rather than the vendor, the page says so. Where something is undocumented, it says that too. Software pricing changes — check the vendor before you decide, and tell us if you find something here that has gone stale.
