ISN runs the business around the inspection rather than the inspection itself, and the two complaints that drive people away are both about control: over payments, and over what you actually pay each month.
Why people are looking
Payments locked to a preferred merchant service
An August 2025 reviewer, a working home inspector, reports that ISN now only allows its preferred merchant service. Attributing that properly: it is a customer's account, not a published policy change.
It matters more than it sounds. Card processing rates compound across every job of the year, and losing the ability to shop them is a recurring cost with no line item.
Per-inspection pricing, plus a minimum nobody publishes
$7.25 per inspection for the first fifty, then $5.50, then $3.75. That is a genuinely fair curve for a growing business.
The gap is the footnote: monthly minimum fees may apply, and the amount is not published anywhere. At low volume that unstated number, not the per-inspection rate, is what you actually pay — and you cannot compare it against anything until you have asked.
Offline depends on a setting you may not have on
The report writer, orders and calendar do work offline — but only if biometric login is enabled. Photo handling offline is not documented at all.
If you inspect crawlspaces and basements, check that setting before you need it.
Templates that are not there when you need them
A March 2025 App Store reviewer reports frequently finding their templates unavailable, comparing the experience unfavourably to Spectora. A November 2025 reviewer describes spending over 200 hours in a year helping the tech team work through issues, and says they moved on.

What ISN is genuinely for
Scheduling, agent communication, order management, invoicing and payments — the administrative machine around inspections, for a company rather than a sole trader.
Its per-inspection pricing is also unusually honest in shape: a slow month costs less. Most competitors charge the same whether you work or not.
If you are replacing ISN with a report writer, you are not replacing ISN. Count what the rest of it was doing before you move.
