Inventory Hive alternatives
for check-in, check-out and mid-term
Inventory Hive is a properly UK product — separate checklists for England, Scotland, Wales and Northern Ireland, and integrations into the CRMs letting agents actually use. At £30 a month for a single user it is fairly priced. Two things are worth knowing before you commit.
Why people are looking
The voice feature its own release notes say was removed
The App Store listing advertises “Smart Fill, voice dictation, and pre-populated templates”. Their own v1.11.19 release note says the microphone button underneath the free-type boxes has been removed.
We cannot reconcile those two, and we are not going to guess which is current. If dictation is part of why you are looking at it, ask them directly and get the answer before you subscribe.
One user, twenty-five properties, at the entry price
£30 a month plus VAT, or £300 a year, covers one to twenty-five properties and a single user. There is a thirty-day trial.
For a solo clerk that is reasonable. For a small firm with two clerks it is the point at which you need to see the next tier, and the dossier flagged that the higher tiers rendered at identical figures on their calculator — likely a slider artefact, but worth checking rather than assuming.
The one public complaint comes from a tenant, not a clerk
There is a single in-window review and it is from the other side of the transaction: a tenant who could not download the signed inventory and ended up with no copy of what had been agreed.
That is a real problem if it is still true — the whole point of the document is that both parties hold it — but it is one person, describing the tenant experience rather than the clerk's. We publish it below with that context attached rather than presenting it as a verdict on the product.

What Inventory Hive does better than we do
Offline is genuine and stated without hedging: complete inspections without a connection, sync automatically when you are back.
The UK specificity is the real moat. Four nations' checklists, deposit-scheme-shaped reports, and integrations with Street and five other CRMs shipped during 2026. If you are an agent, the report has to land back in the system that holds the tenancy, and it does.
We have none of that. For a letting agency running volume through a CRM, Inventory Hive is built for your business in a way we are not.

- Watch out for
- The app has not shipped since August 2024 and has too few ratings to display a score. No Letting Go itself is a franchised service business rather than a software company.

- Watch out for
- The homepage says reports generate offline; the zAssistant page makes no offline claim at all, so whether the transcription itself runs on-device is unresolved. The iOS app has not shipped since 27 July 2025 while Android shipped in September 2026.
