and the trap in its offline mode
Fiix by Rockwell Automation
Fiix has a real free tier, a major industrial vendor behind it, and genuine offline support. It also documents a trap that will cost somebody a day's work eventually, and two 2026 reviewers describe contract terms worth reading before you sign.
Why people are looking
Log out before it syncs and the work is gone
The vendor's own documentation: “If you log out of the app before it is able to sync, any changes you made while offline will be lost.”
Most people log out without thinking about it — switching accounts, handing a device over, troubleshooting something. There is nothing in that habit that warns you it is destructive, and the consequence is silent.
Credit for documenting it. But it is the kind of design where the documentation is the only thing standing between a user and losing an afternoon.
Cancellation terms two reviewers found out about late
A chief operator in July 2025 describes not using the software for a whole year and being unable to cancel because notice had to be given months before the contract ended.
A maintenance planner in March 2026 describes leaving for a competitor, and says of the support relationship that all their customer success manager could do was create internal tickets that never made any difference.

Free stops at twenty-five active PMs
The free tier covers twenty-five active preventive maintenance schedules. Basic is $45 per user per month and Pro is $75.
That is a steeper ladder than MaintainX's free-to-$20 step, and worth modelling before you build a programme on the free tier.
The other side of it
What Fiix has that most of this list does not
Rockwell Automation behind it, an SAP build partnership as of March 2026, and the industrial credibility that comes with both. In a plant already standardised on Rockwell, that integration story is not a marketing line — it is the reason to choose it.
Its offline support is also genuine and broad: most features of the mobile app work without a connection, which is more than the prefetch models elsewhere on this site offer.
If you run industrial maintenance in a Rockwell environment, this is the natural choice and the free tier is a fair way in.

- Watch out for
- Five cached work orders is a hard ceiling on a day with no signal, and the iOS 18 floor rules out older phones still in service.

- Per-location pricing is the wrong shape for a single operator, and there is nothing on Capterra dated 2025 or 2026.
