Clarinspect alternatives
for asbestos, passive fire and hazmat

Clarinspect is a New Zealand product built for asbestos surveying, passive fire and hazmat work — narrow, competent, with named institutional clients and no lock-in. Two words in its offline documentation are worth reading carefully.

Why people are looking

“Once set up” is doing real work in that sentence

The vendor's wording: “Once set up, you don't need an internet connection to complete an inspection.”

That is a prefetch model rather than an offline-first one. The survey has to be prepared while you still have signal. For asbestos surveying that is often fine — these jobs are scheduled, not spontaneous — but it is a condition, and conditions matter when the building has no coverage and you did not prepare.

No published pricing

Bands start at a single user, which is genuinely unusual and welcome in this market. No figures are published.

To their credit, the commercial terms are stated plainly: no contracts or lock-in, and you can start and stop at any time. That is rarer than a published price and arguably worth more.

Very small, and the volume reflects it

No directory presence at all. The brand name is clean and uncontested — which is a genuine advantage for them — but almost nobody is searching for it.

If you are comparing it against something, you are likely to be doing so without anyone else's published experience to draw on.

The other side of it

What Clarinspect does better than a general tool

Specialism. Asbestos surveying has its own sampling logic, register structure and regulatory output, and a general inspection app does not have those. Neither do we.

It is also the healthiest small product in this batch — the Android app shipped 4 September 2026 at 4.9 stars, with named New Zealand institutional clients.

And per-user bands starting at one, with no lock-in, is the friendliest commercial structure we found in the entire research.

What the reviews say

Which in this case is almost nothing — and that is worth saying

Research note — not a user review

Clarinspect has no directory presence and no public reviews we could date. Its app store rating is 4.9 and its Android build shipped days before this research. We note, because the source document for this round got it wrong, that Clarinspect is a New Zealand company based in Christchurch — not a Finnish one. Getting a vendor's country wrong on a page about them would be the kind of small error that tells a reader not to trust the large claims.

The alternatives

Every price below is the published list price for a single user at the time of writing. Where offline behaviour is undocumented by the vendor, it says so rather than guessing.

Inspect Pro

Works offline

Free

Pro $4.99/mo or $29.99/yr on the site; the App Store lists six SKUs up to £99/yr

Best for
API 510, 570 and 653 work — pressure vessels, storage tanks, piping and weld QA — with templates built for those codes.
Offline
Stated as strongly as anyone states it: “100% Offline Capable… Generate, edit, and export reports with zero internet connection.” Cloud backup is a paid feature.
Watch out for
Indie-scale: version 1.0.5 after more than two years, and a “40,000+ professionals” claim that its own store listing contradicts at 5,000+ installs.

Property Inspect

Undocumented

$49/mo Solo

but "limited inspections" · $97/mo for unlimited

Best for
UK lettings, facilities and commercial property management — a standing portfolio with compliance scheduling attached.
Offline
The homepage says "online or off". No help-centre documentation supports it in either direction.
Watch out for
The iOS app was last updated on 3 January 2025, and the Solo tier's inspection limit is not published as a number.

Fulcrum

Works offline

$2,580/yr

$43/user × a 5-seat minimum, annual only

Best for
Geospatial and environmental field teams that need layers, coordinates and API pipelines, not just a form.
Offline
Genuine. Records, photos, video, audio and signatures all capture offline and media uploads as it reconnects. Draft records do not sync between devices.
Watch out for
The 5-seat annual minimum is the whole story: one user costs $2,580 a year.

GoAudits

Works offline

$10/user/mo

billed annually; no free tier, 14-day trial

Best for
A multi-site team that wants one audit library, scoring and scheduled reports across several verticals.
Offline
Genuine — “Conduct mobile inspections on your preferred device, even offline.”
Watch out for
Two dated reviews describe the same template-setup friction. Its iOS app was last updated 9 June 2024 and carries 33 ratings, and the in-app subscription is listed at $299.99/yr against a $10/user/mo website price.

ReportWalk

Works offline

Free to start

monthly plans for higher volumes

Best for
One person who needs the report finished before they leave the site.
Offline
Photos, voice notes and answers are written to the phone first and sync when signal returns. A whole inspection can run in a basement with no bars.
Watch out for
iPhone only, and it is deliberately not a business platform — no scheduling, no invoicing, no CRM.

Disclosure — this is our site

Where ReportWalk fits

We do not have asbestos sampling logic or a hazmat register, and we are not going to suggest a general tool replaces a specialist one for regulated surveying.

Where we fit is the surrounding work: condition reports, defect documentation, site walks and completion records, produced on site with photographs carrying GPS, time and weather, and spoken observations as written findings.

Nothing needs setting up first. Photos, voice and answers write to the phone's own database before anything reaches a server.

Where we lose

For asbestos surveying specifically, Clarinspect has domain structure we do not have and would not build. Use the specialist for the specialist job.

Questions

Where is Clarinspect based?

Christchurch, New Zealand, selling into New Zealand and Australia.

Does Clarinspect work offline?

Conditionally. The vendor says that “once set up, you don't need an internet connection to complete an inspection” — so the survey has to be prepared while you still have signal.

How much does Clarinspect cost?

Not published. Bands start at a single user, and the vendor states there are no contracts or lock-in and that you can start and stop at any time.

How this page was made

Prices come from vendor pricing pages, offline behaviour from vendor help documentation, and quotes from G2, Capterra, TrustRadius, GetApp and the App Store, each carrying its reviewer, source and date. Where a claim comes from a customer rather than the vendor, the page says so. Where something is undocumented, it says that too. Software pricing changes — check the vendor before you decide, and tell us if you find something here that has gone stale.
