We make ReportWalk, which is not a CMMS and is not an alternative to either product here. Being the only party with nothing at stake is the entire reason this page is worth reading. Neither company has any relationship with us.

Fiix
Choose Fiix if a genuinely free tier, published per-seat pricing and month-to-month billing matter — all three unusual for a CMMS owned by a $9 billion parent, and all three survived the acquisition.
Fiix has a free tier and UpKeep does not. If you want to try before buying, that asymmetry decides the order you evaluate them in.
Who actually switched, and why
Two documented switches, both the same direction, neither stating a reason. Across our wider research Fiix appears as a consistent donor — several outbound records and none inbound from any named CMMS — though that comes from sampled review data, not market share.

Where they genuinely differ
Free tiers and what they cost you
Fiix publishes a free tier covering 25 active preventive maintenance schedules, with Basic at $45 per user per month and Pro at $75, and month-to-month billing available.
UpKeep starts at $24 per user per month with no free tier and a seven-day trial. Its entry price is lower; its commitment is higher.
Offline traps on both sides
Fiix documents that logging out of the app before it syncs discards any changes made offline. That is a silent failure mode and worth knowing.
UpKeep caches up to five work orders on Professional. That is a published limit and a real ceiling on a day without signal.
Ownership
Fiix was acquired by Rockwell Automation, completing January 2021, and the product footer now describes Fiix as a trademark of Rockwell rather than as a company.
The outcome has been better for customers than the usual acquisition story — free tier, public pricing and month-to-month billing all survived five years.
What each is honestly better at
UpKeep
Reporting and asset structure, which even departing reviewers name positively, plus a lower headline entry price. It took growth investment in May 2026 and ships its iOS app regularly.
Fiix
Commercial flexibility and industrial credibility. A free tier, published prices and month-to-month billing under a $9 billion parent are genuinely uncommon, and in a Rockwell plant the integration story is worth real money.
What we could not verify
- Why either switcher moved.
- Whether UpKeep's offline caps apply below the Professional tier.
- An observation we could not corroborate: fiix.com currently redirects to an unrelated lead-generation site while the product sits at fiixsoftware.com. No source discusses it.
- Reddit was unreachable in every research session.
If neither fits — a third shape of tool
If the inspection round is the paper-based part, that is a smaller tool than a CMMS. ReportWalk does the walk and the document, offline with no cache condition and no logout trap.
