CubiCasa vs magicplan
One of these vendors publishes a page attacking the other. The other has never responded. And no independent comparison of the two exists anywhere we could find — the US Capterra listing does not even rank for the query.
Who wrote this, and what we sell
We make ReportWalk, an inspection app. We do not make floor-plan software and we are not competing with either product here. No relationship with either company, no affiliate links. Our own tool is mentioned once, at the bottom, for a narrow adjacent case.
The short answer
CubiCasa
Choose CubiCasa if you want to scan and hand off — walk the property with your phone and receive a finished floor plan. That delivery model is what its convert above describes valuing.
magicplan
Choose magicplan if you want to build and edit the plan yourself on site, and if estimating and field documentation around the plan matter as much as the plan itself.
If you need a floor plan attached to an inspection report rather than as a standalone deliverable, neither of these is built for that, and you will end up moving files between tools.
Who actually switched, and why
One switch, from 2023, in one direction. That is thin and we are not going to dress it up. The stronger signal is that CubiCasa thought the pair worth a page and magicplan has not answered.

Older than the window we usually hold to, and we are flagging that rather than presenting it as current. It is the only documented switch between these two we could find.
Where they genuinely differ
Two different delivery models
CubiCasa's model is scan-and-receive: you walk the property, and a finished plan comes back. The work of drawing is not yours.
magicplan's model is build-it-yourself on site, with estimating and field documentation around it. More control, more time.
Which is better depends entirely on whether drawing the plan is work you want to do or work you want to be rid of.
What we could not price
Neither product's current pricing was captured from the vendor's own page with a date attached during this research, so we are not quoting figures. Both publish pricing publicly — get the current numbers from them rather than from a directory.
A search caveat worth knowing
The directory results for this pair are unusually broken. The Canadian and Australian Capterra localisations outrank the US one, and at least one comparison site substituted an entirely unrelated product for magicplan.
If the results you are getting look wrong, they probably are. That is a property of the query, not of you.
What each is honestly better at
CubiCasa
Removing the drawing work altogether. For anyone whose job is to be in and out of a property quickly — agents, brokers, anyone doing volume — a scan that comes back as a finished plan is a different proposition from an app that helps you draw one.
magicplan
Control and scope. Editing on site, estimating alongside the plan, and field documentation built around it make it the more complete tool for a contractor or estimator, as opposed to someone who needs a plan and nothing else.
What we could not verify
- Current pricing for either product. We did not capture dated vendor figures.
- magicplan's offline behaviour, which we have not been able to document either way. Undocumented is not the same as absent.
- Whether Steve K.'s 2023 experience of magicplan's support is current. Three years is a long time in a small software company.
- Reddit was unreachable in every research session. Community evidence for reality capture tends to live in practitioner forums and we reached only some of them.
If neither fits — a third shape of tool
If the floor plan is one attachment inside an inspection report rather than the deliverable itself, the tool you need is the one that produces the report, with the plan dropped in. ReportWalk is that — a phone-first inspection app producing a client-ready PDF on site. It does not generate floor plans, so for the plan itself you would still use one of the two above.
