Moisture meters measure the water content in building materials using either pin-type (resistance) or pinless (capacitance) sensors. Pin-type meters insert two small pins into the material and measure electrical resistance between them — more moisture means less resistance. Pinless meters scan the surface using electromagnetic signals to detect moisture below without penetration. Readings are expressed as a percentage: wood below 15% is considered dry, 15-19% is elevated, and above 19% indicates a moisture problem requiring investigation. Different materials have different thresholds. Moisture mapping — taking readings on a grid pattern across a wall or floor — reveals the extent and source direction of water intrusion.
